Why Garuda Law

A Practice Built Around Families, Not Caseloads

When estate matters are handled with focus and care, the difference is felt. Here is what sets our approach apart from a general law practice.

Core Advantages

Six Reasons Families Choose Garuda Law

Inheritance Law Only

We do not handle criminal defence, commercial contracts, or property transactions. Our practice is limited to estate and succession matters, which means deeper knowledge and fewer distractions.

English Throughout

All client-facing communication — meetings, letters, document summaries — is conducted in clear English. No reliance on partial translation or technical Thai documents handed over without explanation.

Steady, Informed Communication

Clients receive updates at each meaningful stage. We do not go quiet between filings. If something changes or takes longer than anticipated, we explain why and what comes next.

Written Fee Agreements

Our fees are agreed in writing before any work begins. The price you see for each service reflects a standard matter — and we discuss scope in advance if your situation requires something broader.

Relationship-Aware Approach

Estate matters occur within families. Our lawyers think about the relational impact of legal steps — not only their legal effect — and counsel clients accordingly, particularly in contested situations.

Cross-Border Experience

We regularly assist clients who hold assets in Thailand but are based overseas, as well as Thai nationals with foreign beneficiaries. We coordinate with overseas counsel when required and handle relevant administrative steps on your behalf.

Expertise

Over a Decade in Thai Succession Law

Garuda Law was founded in 2011 by lawyers who had trained in Thai civil law and chose to focus entirely on estate and succession practice. That focus has produced a body of experience across the range of matters that Thai families and expatriates encounter — from simple will drafting to contested multi-party proceedings in the civil courts.

Our knowledge of the procedural requirements at the Bangkok Civil Court, the Land Department, and the Revenue Department comes from repeated practical engagement — not from reading about it. When an issue arises, we have typically encountered something similar before.

  • Practice limited to estate and succession matters since founding
  • All practitioners hold Thai Bar admission and relevant specialist training
  • Familiarity with Bangkok Civil Court procedure and Land Department filing requirements
  • Experience covering intestate succession, formal wills, and contested matters
  • Cross-border estate coordination with foreign counsel when required
  • Structured three-phase process: understand, advise, act
  • Document checklist provided at outset to reduce back-and-forth
  • Coordination with courts and government offices handled by the firm
  • Written summary of advice provided after every session
  • Regular written updates so clients are never left uncertain about progress

Process

A Clear Process That Reduces Uncertainty

Estate administration in Thailand involves multiple steps — petition filing, court hearings, asset identification, document preparation, and title transfer — each with its own requirements and timing. Families managing this process without a clear map often find it exhausting and confusing.

We structure each matter from the outset: identifying what is required, explaining the sequence, and managing the steps that benefit from professional handling. Clients know where they are in the process at all times.

Pricing

Transparent Fees, No Surprises

Each of our three services carries a published fee that reflects the standard scope of that work. We do not add charges retrospectively, and we do not begin work on a matter where scope may exceed the standard fee without discussing this first and agreeing the additional cost in writing.

This is simply how we believe professional services should operate — and it removes one layer of concern for families who are already managing a great deal.

Distinctive Features

What We Offer That Others Do Not

Planning Checklist Included

Every estate planning session concludes with a written checklist tailored to your circumstances — a practical record of what is in place, what is missing, and what to consider next. Clients tell us it is one of the most useful things they leave with.

Private Enquiry Channel

Our enquiry process is designed as correspondence, not a sales funnel. You describe your matter in your own words, we respond with a considered reply — not a brochure or a call from a stranger within the hour.

Mediation Before Litigation

In contested matters, we begin with a careful assessment of whether negotiation or mediation can achieve a satisfactory outcome before moving toward formal proceedings. This saves cost and preserves relationships where possible.

Provincial Coordination

Where assets are located outside Bangkok — in Chiang Mai, Phuket, or elsewhere — we coordinate with the relevant provincial land offices and courts, handling the administrative steps so that clients do not need to travel repeatedly.
