The Challenge

Three siblings were unable to agree on whether a property inherited from their father should be sold or retained by one of them. One sibling had been living in the house for several years and claimed a prior understanding. The dispute had damaged relationships over several months before they sought legal advice.

Our Approach

We assessed each sibling's legal position and explained clearly what Thai law provided for. A structured negotiation process allowed each party to express their interests, and we assisted in drafting a settlement under which the residing sibling acquired the property at an agreed valuation, with the proceeds distributed among the three.

Outcome

Settled without court proceedings. Property transferred within five months of engagement. All three siblings confirmed the outcome was acceptable. Family relationships, while strained, were not severed.

Estate Administration for a British Expat

The Challenge

A British national passed away in Bangkok, leaving a condo unit and a bank account. His Thai wife and adult son from a previous marriage were both named as heirs. The wife was not familiar with Thai legal procedures and the son was based in the UK. The estate needed formal administration before any transfer could occur.

Our Approach

We prepared and filed the administration petition, assisted with the appointment of the wife as administrator, and coordinated with the condo juristic person and the bank. Communication was conducted entirely in English with regular updates to both the wife in Bangkok and the son in London. Documents requiring UK signatures were handled by mail.

Outcome

Estate fully administered within eleven weeks. Condo title transferred to the wife. Bank account balance distributed in agreed proportions. Both heirs were kept informed throughout without needing to manage the process themselves.
